Our Story

From Industry to Creative Neighbourhood

Once a working brewery yard, now home to a growing community of independent businesses and creatives.

Explore the yard

One of the yard’s most recognisable buildings at 240 Picton Road tells that story best.

The three-storey brick building — with its bricked-up upper windows and surviving pediments — began life as the Rose Brewery and is now Grade II listed. Over time, it adapted alongside the industries around it: from brewing to a Britvic bottling plant, then Minster Minerals in the 1970s, before evolving into its current form.

That same spirit of change runs throughout the wider site. As large-scale manufacturing moved on, the buildings didn’t fall quiet — they shifted into workshops, storage, and light industrial uses, continuing to support local businesses in a more practical, flexible way.

Today, Wellington Yard builds on that legacy. The architecture remains — robust, characterful, and built to work — but its purpose has evolved. It’s now home to a new generation of independent businesses, makers, and creatives, drawn by the same qualities that have always defined the yard: adaptability, resilience, and a strong sense of community

A Place Reimagined

What was once exclusively industrial has now become something different — a creative neighbourhood where ideas, businesses and makers thrive side by side. Wellington Yard is neither a traditional retail destination nor a generic business park.

It is a place with character, flexibility and purpose, where independent operators can grow in spaces that respect their individuality.

Set within its authentic industrial backdrop, the Yard now offers a diverse mix of commercial, retail, studio and event spaces, each designed to support different forms of creativity and enterprise. From artisans and designers to innovators and small enterprises, residents are drawn by the Yard’s practical flexibility and creative energy.

The Spaces

Built for people, not just places

At its heart, Wellington Yard has always been about people — those who once crafted bottles here, those who transformed it into an industrial park, and those who now bring new ideas to life within its walls.
