From Industry to Creative Neighbourhood
Wellington Yard occupies a site with a long and practical working history, shaped by production, trade, and adaptation rather than a single fixed use.
One of the yard’s most recognisable buildings, at 240 Picton Road, reflects that evolution.
The three-storey brick building — identifiable by its bricked-up upper windows and surviving pediments — was originally the Rose Brewery and is now Grade II listed. Over time it adapted to changing industries, later operating as a Britvic bottling plant and, in the 1970s, as Minster Minerals, before taking on its current use.
That same pattern runs across the wider site. As large-scale manufacturing moved on, the buildings transitioned into workshops, storage, and light industrial space, continuing to serve local businesses rather than falling dormant.
Today’s Wellington Yard builds directly on this legacy. The architecture still reflects its industrial past — robust, flexible, and purpose-built — while its use has shifted to support modern independent businesses, creatives, and operators who value character, adaptability, and community.
What was once exclusively industrial has now become something different — a creative neighbourhood where ideas, businesses and makers thrive side by side. Wellington Yard is neither a traditional retail destination nor a generic business park.
It is a place with character, flexibility and purpose, where independent operators can grow in spaces that respect their individuality.
Set within its authentic industrial backdrop, the Yard now offers a diverse mix of commercial, retail, studio and event spaces, each designed to support different forms of creativity and enterprise. From artisans and designers to innovators and small enterprises, residents are drawn by the Yard’s practical flexibility and creative energy.
Built for people, not just places
At its heart, Wellington Yard has always been about people — those who once crafted bottles here, those who transformed it into an industrial park, and those who now bring new ideas to life within its walls.
Wellington Yard is more than a collection of buildings:
Join a network of retail operators, studios, fitness providers, craftspeople and more.
Commercial units, studios and event venues designed for real work and real growth.
Heritage inspires progress, and every new tenant contributes to the Yard’s ongoing story.
Today and tomorrow
Today, Wellington Yard stands as a vibrant, characterful hub that respects its roots while looking confidently to the future. It offers an environment where connections spark creativity, where ideas take shape, and where opportunity isn’t defined by walls or categories but by the people and businesses who choose to make it their home.
Whether you’re an established Liverpool enterprise, an ambitious start-up, or a creative maker seeking space to grow, Wellington Yard gives you the chance to be part of something bigger — a dynamic, collaborative community rooted in heritage and fuelled by innovation.
